Job Description and Performance Objectives

Summary:

This is position is accountable for assisting the site manager in the day-to-day operations of a multi-family housing project and the achievement of basic property operational goals. The Assistant Site Manager (ASM) position is primarily responsible for assisting the site manager with administrative tasks, tenant requests and maintaining regulatory compliance in the operation of the property. This position represents the property owners and Viridian Management to both the residents and the public.

Hours: 40

Rate of pay: $16 - $18/hour depending on experience

Desired Qualifications:

  1. High school diploma or GED equivalent.
  2. Valid driver's license and insurance.
  3. Legally qualified to work in the US.
  4. Proficient in use of Microsoft Office Suite (Word, Excel), Gmail
  5. Proficient with use of computer, fax, scanner, printer, smartphone and Samsung tablets.
  6. Ability to type at 30-words per minute.
  7. Ability to type in 10-key.

Certifications:

  1. None.

Syllabus Req :

  1. Commence and complete Viridian Assistant Site Manager syllabus within 3-months.

Essential Duties and Responsibilities- Duties include the following. Other duties may be assigned.

  1. Required to maintain the appropriate dress code, identification badge and a professional appearance at all times.
  2. Check-in daily with the site manager at the designated time. Maintain communication, make all meetings, and complete assigned tasks.
  3. Ensure the office is opened on schedule.
  4. Assist the site manager with physically walking the property on a daily basis and checking on vacant units.
  5. Assist the site manager with administrative tasks such as filing, answering the phone, posting notices, collecting rent and monitoring the office while the site manager is away.
  6. Answer or record tenant questions and requests for service. Evaluate tenant issues and make proper suggestions regarding their requests.
  7. Assist the site manager in welcoming and showing the property to prospective tenants.
  8. Assist the site manager with the care, maintenance and inventory of all supplies and equipment owned by the property and/or management company.
  9. Keep office and storage areas in a neat, well-stocked, clean, and organized manner.
  10. Assist the site manager with unit inspections.
  11. Assist the site manager with all core business processes to include: leasing, resident relations, marketing, budgeting, accounts receivable and accounts payable.
  12. Be familiar with the following:
    1. Landlord-tenant Law
    2. Fair Housing policies
    3. Viridian Employee handbook and policies
    4. Regulations and Occupancy requirements for specific funding sources.
    5. All federal and state housing handbooks.
    6. Viridian Safety Manual

  7. Follow the guidelines and rules contained within the Viridian Employment Handbook and the ADP Basic Employment Policies Handbook.

Physical Requirements:

  1. Ability to walk property and to climb and descend stairs.
  2. Ability to occasionally lift 10-15 pounds.
